These numbers answer one question: what market are you entering? They do not answer whether your household can afford it.
Buying a home
The current citywide median sale price is close to $479K. The important strategic point is the gap between that price and local median household income. A household bringing a Bay Area or remote-worker income may experience Chico as relatively affordable. A household relying on a median local income may not.
Do not budget only principal + interest
- Property tax and assessments.
- Homeowners insurance — especially address-specific wildfire exposure.
- Summer cooling costs.
- Older-home maintenance in central neighborhoods.
- HOA dues where applicable.
- Potential flood-insurance requirements where applicable.
Renting first
Zillow’s Aug. 10, 2026 all-unit average asking rent was $1,575. That number blends studios, apartments and houses, so treat it as a market temperature gauge rather than a target lease price.
If you have never lived in Chico, a short rental can be rational even when you intend to buy. It gives you time to learn heat, traffic, neighborhood noise, park use and the difference between east-side and central living before making a six-figure location decision.
Utilities and recurring costs
California Water Service operates the Chico water district. City of Chico bills sewer separately for properties on city sewer. Electricity and natural-gas costs can be materially influenced by summer cooling behavior, home age, insulation and HVAC efficiency.
Before you sign
- Ask for 12 months of electricity/gas bills if the seller or landlord can provide them.
- Check HVAC age and SEER/efficiency.
- Confirm whether the property is on city sewer, septic, HOA-managed systems or other arrangements.
- Check current water and sewer rate schedules rather than using a national cost-of-living calculator.
Taxes
CDTFA lists Chico’s combined sales and use tax at 9.25% effective April 1, 2026. Property taxes are parcel-specific and can include assessments, so use the county parcel/tax record for the exact property instead of applying a generic percentage.
The affordability test that matters
Build two budgets: a normal month and an August month. The August version should include higher cooling use, travel to the airport if you fly, and any commuting that your move introduces. If the move still produces a comfortable savings rate in the expensive month, the housing number is probably sustainable. If the move only works in a perfect month, the house is too expensive.
